DESCRIPTION

The kitchen, living room, bedroom and shower room are on the same level. Access to the mezzanine floor by miller's ladder type staircase.

At the entrance of the gîte, private TERRACE of 8m² with lighting + motion detector wall lamp, awning. You will be able to hang your linen there, well sheltered under the lean-to.

The outside stairs give you access to the OUTBUILDINGS (courtyard, courtyard, fitness room, our large wooded grounds of 1ha); they are at your disposal and each living area is illuminated.

The PRIVATE PARKING of 9m long x 6m in front of the gîte is exclusively dedicated to you.

No opposite; an exceptional nature as far as the eye can see and each area is flowered.

Integrated KITCHEN open onto a large living room: wall-mounted extractor hood with external evacuation + 4 gas hob + pyrolysis oven + integrated microwave + dishwasher + American-style fridge-freezer with ice-cube / fresh water dispenser; small storeroom with 6 kg washing machine, stepladder, vacuum cleaner, cleaning kit, iron + ironing board; 3 bins, 2 of which are outside for glasses and recyclable waste; small electrical appliances : coffee maker, espresso machine, toaster, juicer, kettle, mixer with accessories, mini chopper, steam cooker, multi-crêpe/raclette maker, waffle maker/toasted sandwich maker.

MEALING AREA : 1 bistro table, 4 contemporary chairs, 1 table, 1 large mirror, 1 mini hifi radio cd USB Bluetooth radio with remote control.

LIVING ROOM : 2 leather sofas 2p + 3p, 1 large coffee table, 1 winegrower's barrel used as a service connected with USB and 220V sockets, 1 flat screen TV 81cm on articulated arm + 1 wireless headset, 1 DVD player, 3 game boxes.

BEDROOM : dressing room (wardrobes/shelves), bed 160x200, pillows, bedside tables, chairs, 5-drawer chest of drawers with at the back pre-equipped for a 2nd TV (to be taken away by you; a 2nd decoder will be lent to you), fan.

WATER ROOM : basin unit, storage column, WC partitioned between high wall and wall of the Italian shower 1.30 m x 0.90 m. Hairdryer.

MEZZANINE : low height and not included in the 50m2 : 1 desk + chair + bedside lamp, bed 140x190 + pillows (in case of renting to more than 2 persons), fan.

Wall paintings, mirrors, wall clock, parrot coat rack, 1 console on the base of a Singer workshop sewing machine. Quality decorations and equipment. Reversible summer-winter ceiling fan with remote control in large living room. Each window is equipped with a mosquito net, all double-glazed, jointed exposed stone walls, insulated ceiling. Electric heating + pellet stove (pellet not included).

Very sunny courtyard: 1 living room for 4 people, 2 Adirondack type garden chairs, 2 coffee tables (2 deckchairs are available), awning.

PREAU : floor rack for 2 bikes, 1 cube table + 4 armchairs, 1 storage box, 1 bike rack.

FITNESS ROOM : 1 treadmill, 1 elliptical bike, 1 training bike, 1 rower (we use them in the morning, so to be agreed together).

RELAXING AREA and BARBECUE in the extension of the courtyard: 2 Adirondack type garden armchairs + 1 coffee table, 2 round tables + 2 garden chairs + barbecue.

Rental of the GARAGE and cleaning service not included.
